Resignations
Jim Bury, President of the Marbrey Landing Homeowners Association
has resigned for personal reasons. The Board Chairman, Tuypeakus
McKay has also resigned. Your homeowners association needs fresh
new volunteers to serve on the Board of Directors and as President,
Secretary, Treasurer and on the Social Committee and the
Architectural/Grounds Committee.
Annual Community Meeting
You have the opportunity to make a difference in your community by
attending the annual homeowners association meeting scheduled to take
place on Thursday, January 12, 2006 at 7 p.m. at the
Oak Grove Ruritan Club at 301 Stallings Road near the softball
field. Let's see if we can exceed previous attendance records at
this meeting. We'll be discussing the 2006 budget for the Marbrey
Landing Homeowners Association and we don't anticipate any increase in
the assessment fee for the 2006 year.
A letter, postmarked December 2, was sent to all of the
homeowners in the Marbrey Landing neighborhood from our contracted
association managers at Community Association Services of North Carolina
(CASNC) that contained a Revocable
Proxy Form and a copy of the 2006 Budget Worksheet. As stated in
the closing of the letter, your attendance at this meeting is very
important. This is your opportunity to determine the future of
your community. If you wish to serve on the Board of Directors
please call Allan Schwartz at (919) 403-1400 and ask to have your name
added to the list. For more information about the

Proxies
Every homeowner in this community has the right to attend, participate
and vote at every annual meeting and we hope everyone attends this
year's annual meeting, one vote per home, to ensure a
quorum. If your certain
you won't be able to attend the meeting, please complete a proxy
representative form and return it to the address at the bottom of the
form no later than January 10, 2006. For more information on
proxies, please refer to the MLHOA Bylaws -
Proxies; Article III,
Section 5.
January 2004:2004 Annual Homeowners Association Meeting - The meeting will take
place at the Oak Grove Ruritan Club building located on Stallings Road on
Wednesday January 14th at 7 p.m.
Assessment Coupon Books - Please be advised that replacement 2004
Assessment Payment Coupon Books are being reprinted by the management
company and sent to homeowners by mail. They anticipate delivery to
homeowners no later than the first week of January. The new coupon books
will be reprinted to show "Marbrey Landing Homeowners Association" in place
of "Old Sound Townhomes".

Marquee Lighting - The marquee at the
Stallings Road entrance is now equipped with two
solar powered light units. They may not get a
good charge on a cloudy day like today and it may
take a day or two to get a sufficient charge
established by the photo cells.
February 2004:
- The Homeowners! Feedback/Registration Form and
Search Form is repaired.
- Relocated contact information our home page to
the Contact Info page.
- The website has been given a new look and is now
being managed by new webmaster - Bruce Cunningham.
- New links were added to "Links" page.
- "Frequently Asked Questions" Page was added.
- "Covenant Book 2234" (Restrictive Covenants and
Conditions) is easier to find and the Table of
Contents was expanded.
- The layout of the Table of Contents for the
Bylaws was changed.
2004 Annual Homeowners Association Post Meeting
Survey
- The meeting took
place at the Oak Grove Ruritan Club building located on Stallings Road on Wednesday
January 14th at 7 p.m. Many homeowners missed the meeting. We'd
like to know why more homeowners didn't attend the
meeting. Please feel free to submit your
response on the Homeowners!

March 2004:
Durham City Police Department's District One
Uniform Patrol will be here in Marbrey Landing soon
- Starting on the week of March 1st, weather
permitting, the District One Uniform Patrol will be spending some time in our
neighborhood to monitor the speed that vehicles are traveling. This will
be the first in a series of steps to help reduce the occurrence of speeding on
streets in our neighborhood. The plan is to provide a trailer equipped
with a radar and a visual display that will show you the speed you're traveling.
The display will remain in our neighborhood to give drivers the opportunity to
observe the 25 M.P.H. speed limit throughout Marbrey Landing. The display
will be replaced by police officers equipped with radar units and traffic
citations for those drivers who insist on traveling through our neighborhood at
speeds in excess of the posted limit.
Expense Reimbursement Form - now available online in the forms section.
The Management Company will be submitting a letter to the Durham City
Managers Office requesting an engineering evaluation of our local streets for
the addition of speed limit signs and to discuss evaluating our neighborhood for
speed humps in addition to other speed reduction measures. - Update: The
management company is continuing with their efforts to get a date scheduled for
the survey. No additional information is available at this time.
Grounds Maintenance - The Board has asked the
management company to secure the services of a
professional grounds maintenance company that will
be responsible for routine maintenance of the lawn
on the north and south side of Armitage Drive
between Stallings Road to the first two homeowners'
lots, in addition to maintaining the trees and
plants on the Common Area at Stallings Road and
Armitage Drive.
